Gasperich, a neighborhood with an eye on the future
Located south of Luxembourg City, Gasperich is one of the city's 24 districts. Originally a residential area dating back to the 1950s and 1960s, the district has undergone a complete transformation in recent years.
The construction of the Ban de Gasperich and Cloche d'Or shopping centers has transformed it into a resolutely modern business district. Economic activity is very strong here, with many large companies choosing to locate their headquarters here. The district is also home to Luxembourg's largest shopping center.

Due to ongoing real estate development, the neighborhood is gaining more and more residents, with an increase of over 40% in five years.
The French community represents more than 18.5% of residents. The new Cloche d'Or neighborhood is embracing multiculturalism.
With an average age of 38, the neighborhood is young. People in their thirties represent nearly 30% of the neighborhood's population.
Gasperich, a booming neighborhood in Luxembourg
History of the Gasperich neighborhood
In the Middle Ages, there was only one farm in the Gasperich area. It was not until the second half of the 19th century that the area developed with the establishment of a brickworks and the construction of affordable housing.
Located between the southern neighborhoods of Luxembourg,Gare, Bonnevoie , and Cessange, the Gasperich neighborhood has been undergoing continuous development for the past ten years. The construction of new buildings, this time towards Kockelscheuer, and the development of Luxembourg's largest park further mark the transformation of this neighborhood.
The Cloche d'Or project, the major asset of the Gasperich district
Originally a completely residential area, located on the outskirts and of little interest, Gasperich has been completely transformed by the vast construction project of Ban de Gasperich and Cloche d'Or.
Gasperich is now one of Luxembourg's flagship neighborhoods. Today, it is a major attraction and central to Luxembourg's economic life.
With excellent access to the motorways of the Greater Region, more and more large companies are establishing their headquarters in the Cloche d'Or district.
Ultimately, some 37,000 employees will work in the businesses in the district. Nearly 25,000 people will bring this district to life on a daily basis. Already today, 3,000 pupils and students, half of whom attend the Lycée Français Vauban, come and go in this district.
Overview of the Gasperich district
The Gasperich district is divided into two distinct parts.
The old village consists mainly of small buildings and houses from the 1950s. It is home to families (67%) with one or more children. The atmosphere is family-oriented and peaceful. Several shops and restaurants contribute to an interesting neighborhood life.
The new part, Ban de Gasperich and Cloche d'Or, has many office and residential buildings, creating a mixed living environment. Large companies are also setting up in the area. This has been the case since 2014 with PWC, Deloitte and Alter Domus, which are among the largest employers in the country. These companies are attracting a new population with high purchasing power, encouraging the continuous construction of new buildings in the Cloche d'Or area.
The neighborhood is also home to the new CIGDS fire and emergency services station.
Rue Emile Bian is the starting point for the Postalf An der Stad race held every March.

Schools and nurseries in Gasperich
In the old part of Gasperich, the schools are Luxembourgish. There are also two school centers, as well as several nurseries and centers for childcare and extracurricular activities.
The French nursery, primary, middle, and high school Vauban welcomes nearly 2,500 students every day in modern facilities covering 47,000 m² opposite the Cloche d'Or shopping center.
Shops in Gasperich
Luxembourg's largest shopping center, La Cloche d'Or, has been located in the district since May 2019. Bright and lively, it is home to numerous shops, including an Auchan hypermarket, cafés, offices, and leisure facilities.
Several shops and service providers are also located in the area.
In particular, there is a radiology center located directly in the Cloche d'Or shopping center.
Transport in the Gasperich neighborhood
The Gasperich district is very easily accessible by car from the central station via the Rocade Sud or the Route d'Esch. With the Croix de Gasperich, it is very easy to reach the various motorways leading to the Greater Region. The district is also served by numerous buses.
Residents are calling for more safe cycle paths to connect to other districts of the Luxembourg capital.
The tramway will serve the Cloche d'Or district by 2024, with a stop at Lycée Vauban.
Leisure activities in Gasperich
Gasperich has a lot of sports facilities, especially with the nearby Kockelscheuer complex, which has tennis, bowling, and golf at the CK Center.
The district also has the Emile Bintner Stadium, a skatepark, a sports hall, two pétanque courts, and two multi-purpose sports fields.
This is also the location of the new national football and rugby stadium, the Stade de Luxembourg, which hosts national and international rugby and football matches.
Green spaces in Gasperich
Gasperich is home to Luxembourg's largest public park. Covering a total area of more than 16 hectares, it offers vast spaces for walking and relaxation. It features a 7,000 m² pond with a walkway on stilts, two sports fields, a 1.85 km loop for cyclists, a renaturalized stream, and more.
The Kockelscheuer forest is also nearby.
Several green parks and playgrounds are available to residents. The Bauerenhaff playground on Rue Cicignon in the old Gasperich neighborhood is farm-themed. Children can discover tractors and farm animals and pretend to be farmers for an afternoon.
Living in the Gasperich neighborhood
Gasperich is a pleasant neighborhood, close to everything. A young and family-friendly business district, Gasperich has a lot to offer. It is highly sought after because of its strategic location with many amenities, a very pleasant living environment, and numerous professional opportunities.
Until recently, it was a favorable location for real estate investment, but prices for new properties have doubled, in line with prices in Luxembourg.
Given the number of properties available for rent and the uncertainties surrounding construction due to Covid and the war in Ukraine, is it still worth investing in Gasperich, or should you look to Cessange, a new neighborhood under development?
