Cessange, a developing neighborhood
Cessange, one of the 24 districts of Luxembourg City, is a rapidly developing area. Located in the south of the capital, it is characterized by its young, family-oriented population.
The district is now an ideal location for real estate investment thanks to its proximity to motorways and the new Cloche d'Or business district.

Cessange, between city and nature
Located southwest of the capital city of Luxembourg, the Cessange neighborhood is ideally situated between city and nature. Formerly agricultural, it borders the neighborhoods of Merl, Hollerich, and Gasperich.
Due to its geographical location, the Cessange district is very close to the Croix de Cessange motorway interchange.
This makes it very easy to quickly reach the motorways to Belgium, France,and Germany. In addition , the area has two bus lines to Luxembourg City via the Route d'Esch.
The Cessange district sees runners from the Postlaf an der Stad pass through in March. The streets are closed to traffic for the occasion.
Real estate projects in the Cessange neighborhood
Cessange is benefiting from the expansion of the neighboring districts of Gasperich and Cloche d'Or. Long considered out of the way, it is now very attractive. Until recently, it was still underdeveloped, but now there are many real estate developments and new projects are underway.
The Cessange district is currently undergoing rapid real estate development. In addition to the many buildings that have been built very recently or are currently under construction, new Special Development Plans have been signed.
The "Rue Verte" development project is currently under construction. It will eventually offer nearly 200 homes, 1,600 m² of office space, and 800 m² of commercial space.
The Guddebierg project will see the construction of more than 400 new homes.
The latest project, Im Grundchen, will see the construction of new homes ready to accommodate some 250 additional residents.
Amenities in the Cessange district of Luxembourg
The neighborhood has a primary school. The buildings are located on Rue Verte for Cycle 1 and Rue de Cessange for Cycles 2 to 4.
Three school centers are available on Rue Verte, Rue de Cessange, and Rue Saint Joseph. Contact the city of Luxembourg to enroll your children.
Several playgrounds welcome children from the neighborhood to enjoy some playtime. The large Cessange park offers more space for outdoor activities and relaxing afternoons with the family.
Sports facilities are also available to residents of the neighborhood. A soccer field, a beach volleyball court, a sports hall, and two gymnasiums offer excellent sports infrastructure. The Boy Konen Stadium and its Bike Park are also used for sporting events in the city of Luxembourg.
The Cessange neighborhood also has a cultural center.
After Cloche d'Or, the neighborhood will also benefit from the extension of the tram lines. A veritable "inner ring road" is set to be built by 2040.
Residents would like to see more shops and restaurants in the area. A supermarket is planned for the lower part of the district.
The already beautifully landscaped Parc de Cessange is set to be further expanded in its older, upper section.
The Cessange neighborhood hosts the Elsy Jacobs Festival and its Luxembourgish and international female cyclists in May.
Living in the Cessange neighborhood of Luxembourg
The Cessange neighborhood is a rapidly developing residential area that is family-friendly and youthful.
It is attractive to families due to its proximity to major roads and the Cloche d'Or business district. Prices are still affordable today compared to other neighborhoods in Luxembourg.
Shops and transport links are still underdeveloped, but this is expected to change in the coming years.
The Cessange district offers a bucolic setting for families. Although it lies in the flight path of Findel Airport, the district is hardly affected by aircraft noise due to the altitude at which planes fly.
In short, Cessange is a booming neighborhood in Luxembourg City, offering a good balance between urbanization and nature. Formerly a rather quiet and residential area, it is now undergoing rapid development with numerous real estate projects. It mainly attracts families and expatriates looking for a peaceful living environment, while remaining well connected to the main roads and the city center. Its atmosphere is quieter than in other, more densely populated neighborhoods, and it benefits from attractive green spaces. However, with its expansion, the issue of infrastructure and mobility is becoming an important challenge to monitor.
